Doyle, offers a unique blend of financial and management skills.  Mr. Doyle has been involved in real estate since 1978.  He started out as Controller for a Denver developer after two years with the national accounting firm of Ernst & Young.  From the outset of his real estate career, Mr. Doyle was exposed to the development of residential and commercial property. In 1982, Mr. Doyle expanded his field of expertise to property management bringing with him an invaluable financial and accounting background.

PROPERTY MANAGEMENT SERVICES & SYSTEMS

The proper maintenance and management of your property will involve a wide variety of services.  We will perform these services based upon the goals and objectives set forth by you.  These services will include:

A.      Preparation of an Annual Operating & Capital Improvement Budget and, if applicable, leasing and tenant improvement cost estimates.

B.      Support systems with a tailored implementation that meets your needs and desires.

 C.      Furnish monthly reports to include:

  1. Cash basis income and expense statements compared against budgets, if desired

  2. Rent rolls

  3. Accounts receivable report

  4. Open payable's report

  5. Monthly narrative on the status of your property

D.      Provide optional reports, if requested to include:

  1. Balance sheet

  2. Twelve-month spread report showing current year's income and expenses

  3. Security deposit report

  4. Lease expiration report

  5. Leasing status reports

E.      Prepare and send monthly statements to tenants.

F.      Collect all rents and maintain accurate records of all receipts.

G.      Pay all bills in a timely manner, including payroll and related taxes.

H.      Maintain necessary on-site personnel in accordance with the approved operating budget.

 I.       Contract for and supervise all service contracts.

J.       Maintain a 24 hour per day, 7 days a week, answering service for tenant and building inquiries.

 K.      Annually review insurance coverage and make appropriate recommendations.

L.      Perform property inspections at regular intervals and provide reports and/or recommendations when necessary.

M.     Review, annually, the real estate taxes assessed against the property and, if deemed necessary an at the owner's direction, initiate the appeal process.

N.      Maintain complete and accurate files and records for each property and make these available to the owner at all reasonable times.

O.      Become involved with tenant move-ins to insure a smooth transition from leasing to construction to management.

 P.      Establish and maintain good tenant contacts.
